William Hunt Consulting were instructed to obtain Party Wall Agreements following a successful tender submission to traditionally underpin the front of a terraced house in Cambridge. Two neighbours required Notice to be served on them and the expectation from the client, based on past experiences of the Party Wall process, was that repairs would not be started for several months whilst Agreements were obtained.
Our approach to obtaining Party Wall Agreements seeks to streamline the process and reduce timeframes using electronic agreement software and our William Hunt Consulting Portal. By using digital signing, authorisation to act on the policy holder’s behalf was obtained within hours of instruction meaning we could commence our discussions with the impacted neighbours far earlier.
As a consequence, Notice was served on the adjoining owners the following day. On this occasion whilst both neighbours dissented, they were happy for us to act as the Agreed Surveyor and a visit to complete a Schedule of Condition was undertaken at both neighbouring properties the subsequent week. A Party Wall Award was prepared over the following week and issued digitally for electronic signatures from all parties. Three days later all the requisite signatures were received and the underpinning works were able to proceed.
By removing the need to post paperwork out and rely on others posting paperwork back to us in a timely manner we significantly reduced the timescale for each stage of the Party Wall process for this job. A process that would have ordinarily taken approximately three months to complete took only three weeks. Using our portal service, the policy holder was kept updated throughout the entire process and was able to download, sign and submit the necessary forms.
